Important Notice: ACC Requirements for Exterior Modifications
 

Dear Homeowner,

Before starting any exterior modifications to your property, please know the following Architectural Control Committee (ACC) requirements and regulations. Submitting the required documents and receiving approval is crucial to avoid violation.

ACC Form Submission Requirements:

To ensure your ACC form is processed efficiently, please submit the following documents:

  • Application Form:
    • Signed and initialed by the Homeowner in all sections.
  • Complete Description Area:
    • Provide a thorough description of the proposed modifications.
  • Color Sample Pictures:
    • Include pictures showing the color samples of the materials to be used and the current state of the property.
  • Survey of the Property:
    • Submit a survey of the property with the area of modification marked.
  • Contractor's License:
    • Provide a copy of the up-to-date contractor license.
  • Certificate of Insurance from the Contractor Company:
    • Include a Certificate of Insurance with the Homeowner's information and property address listed under the Certificate Holder.
    • Additionally, list the following under the Certificate Holder:
      • Sausalito Bay Townhomes Homeowners Association
      • C/O Lux Management Services, Inc. 
      • 10001 W Oakland Park Blvd #302, Sunrise, FL 33351
  • DIY Projects:
    • If you are completing the work yourself, submit a letter stating that you will be performing the work and responsible for any damages to the common area. Any damages must be repaired within 24 hours to avoid fines and damage cost charges.
  • Account Status:
    • Ensure your account has a zero balance and no violations.

Submission Instructions:

  • Processing Time: ACC forms take approximately 30 working days to process. Please note that modifications CANNOT begin until you receive an answer/approval in writing.
  • Status Inquiries: You do not need to call to check the status of your application.
  • Submission Methods: Once the application has been reviewed, signed by the owner and contractor vendor agreement is
    signed, the completed form needs to be emailed to [email protected] along with the supporting documents.
